GST Road (NH 32) is the main southern corridor out of Chennai, running from Guindy and Pallavaram towards Chengalpattu. It has two things buyers value: a suburban rail line running alongside it and a long chain of established localities, so you can choose a location at almost any budget. Prices generally fall as you move further from the city, but so does the convenience, so the real question is which trade-off suits your family.

The corridor in three zones

Inner zone: Pallavaram, Chromepet, Tambaram. These are fully developed, with schools, hospitals, markets and frequent suburban trains. Flats here are mostly resale or smaller projects on limited land, and prices are the highest on this road. Good for buyers who want to move in without waiting for infrastructure to catch up.

Middle zone: Perungalathur, Vandalur, Urapakkam, Guduvanchery. A mix of established apartment communities and newer projects. This zone is popular with families who want more space for the budget and are fine with a longer commute. Check the specific street, because quality of roads and drainage can differ a lot even within one locality.

Outer zone: Potheri, Singaperumal Koil, Maraimalai Nagar, Chengalpattu. Lower entry prices and more plot and villa options, close to industrial and educational clusters. Daily commute to central Chennai is long, so this suits buyers working nearby, investors with a long holding period, or those planning to build later.

Connectivity: what to verify

The suburban rail line is the biggest advantage of this corridor, but frequency and timings matter more than the line on the map, so check the current schedule for the station you would use. The Kilambakkam bus terminus has also changed how long-distance buses connect to the area. Any metro extension or new road project should be treated as a possibility until it is sanctioned and funded, so do not pay a premium for something that has only been proposed. Check official announcements, not marketing brochures.

Who this corridor suits

Families looking for a larger home at a lower price than the OMR or inner-city areas. Professionals working in the Mahindra World City, Guindy, or Tambaram region. Investors who prefer plots and can wait. It is less suited to buyers who need a short commute to OMR or Anna Nagar every day.

Flats in the inner and middle zones are easier to finance and resell, and many come from established builders. Plots are more common in the outer zone. Confirm DTCP or CMDA approval and the RERA number on the official portals. Take a 30-year encumbrance certificate and check the patta and chitta. Visit the site on a weekday during peak hours to see traffic and noise, and on a rainy day to check waterlogging, as some low-lying pockets near lakes and canals have drainage issues. Check the distance to the nearest railway station and school as you actually travel, not as the brochure measures it. Ask the builder for the completed projects and speak to residents.

Paying a premium for a proposed project that has no approval. Choosing a plot near the highway without checking that it has a proper approach road. Ignoring flood-prone areas. Comparing prices without comparing the actual carpet area. Skipping the legal check because the project is popular.
