RERA Registration in Tamil Nadu: How to Check a Project on TNRERA Before You Buy (2026)

Published 01 Nov 2026 · 4K Realty, Chennai

Buying a flat or a plot in a new project is one of the biggest money decisions most Chennai families make. Before you pay a booking amount, there is one simple check that protects you more than almost anything else: making sure the project is registered with the Tamil Nadu Real Estate Regulatory Authority, usually called TNRERA. This guide explains what RERA registration means, how to check it online, and what to look for once you find the project page.

What Is RERA and Why Does It Matter?

The Real Estate (Regulation and Development) Act, 2016 was brought in to make property buying more transparent and to give buyers a clear place to complain when builders do not keep their promises. Each state runs its own authority. In Tamil Nadu, that authority is TNRERA, and its official website is rera.tn.gov.in.

Under the Act, most new residential and commercial projects above a minimum size must be registered before the builder can advertise, market, book or sell units. Once registered, the promoter has to share key details publicly, keep buyer money for the project in a separate account, and stick to the approved plan and the declared completion date.

For a buyer, this means you are not relying only on a brochure or a sales person's word. You can see the official record yourself.

Which Projects Need RERA Registration?

In general, a project needs registration when the land area is more than 500 square metres or when it has more than eight units. This covers apartments, villa communities and plotted layouts. Ongoing projects that did not have a completion certificate when the law came in were also required to register.

Very small projects below these limits may not need registration. If a builder tells you their project is exempt, ask them to explain why in writing and check the size yourself from the approved plan.

How to Check a Project's RERA Registration Online

Step 1: Get the registration number. Every registered project has a number, and the builder is required to show it on ads, brochures and the site board. Ask the sales team for it if you cannot see it.

Step 2: Visit the official TNRERA website. Go to rera.tn.gov.in. Always type the address yourself instead of clicking links sent on WhatsApp, so you are sure you are on the real government site.

Step 3: Search the registered projects list. The site has a section listing registered projects and registered agents. You can search or browse by project name, promoter name or registration number.

Step 4: Open the project details. Check that the project name, promoter name, location and survey numbers match what the builder has told you and what appears in your sale documents.

What to Check on the Project Page

Approved plan and permissions. Look for the building plan approval from CMDA, DTCP or the local body. The number of floors and units should match what is being sold to you. If the sales brochure shows extra floors or amenities that are not in the approved plan, treat it as a red flag.

Declared completion date. This is the date the promoter has committed to. Compare it with the possession date written in your agreement for sale. A big gap between the two is worth questioning.

Promoter details and track record. Check who the promoter is and whether they have other projects listed. A builder with several delayed or troubled projects deserves extra caution.

Quarterly progress updates. Promoters are expected to upload progress reports. If updates have stopped for a long time, the project may be facing delays.

Complaints and orders. Search whether buyers have filed complaints against the project or the promoter. A few complaints are common in large projects, but a pattern of unresolved issues tells you a lot.

Is the Agent Also Registered?

Real estate agents who sell units in registered projects also need RERA registration. If you are buying through a broker, ask for their agent registration number and check it on the same website. A registered agent is accountable under the Act, which gives you one more layer of protection.

Common Mistakes Buyers Make

Many buyers pay a token amount at a site visit before checking anything. Others trust a registration number printed on a brochure without verifying it online. Some do not notice that the project was registered in phases and the tower they are buying is in a phase that is not yet registered. Take ten minutes to check before you pay anything, even a small advance.

What RERA Does Not Cover

RERA registration is important, but it is not a full legal check. You still need a lawyer to verify the title documents, the encumbrance certificate, patta and the parent documents of the land. RERA tells you the project is officially on record and accountable; your legal check tells you the land and ownership are clean. You need both.

Final Word

A RERA check is free, quick and can save you from years of stress. Make it the first thing you do when you shortlist any new project in Chennai, whether it is an apartment in OMR, a villa on ECR or a plotted layout near Guduvanchery.
