The pattern is simple once you see it: the closer a locality sits to an established IT park, the steeper the price, and the gap between the inner and outer stretch has widened rather than narrowed in 2026.

Sholinganallur and Perungudi, sitting closest to the older IT parks, now command 2 BHK prices in the ₹65 lakh to ₹95 lakh range for standard 850–1000 sqft units. This is the most mature part of the corridor, with limited new land available, so most listings here are resale or late-stage new launches rather than fresh project announcements.

Why Navalur and Siruseri are moving faster

The more interesting trend is further out. Navalur and Siruseri have seen the sharpest year-on-year movement, with 2 BHK entry prices climbing from roughly ₹42 lakhs to the ₹50–58 lakh range as the IT SEZ developments there have filled out and new metro connectivity plans have firmed up. Buyers who bought here two to three years ago are sitting on meaningful appreciation, and builders have responded by pricing new phases higher than earlier ones in the same project.

Padur and Kelambakkam are where the current value sits, in our view. 2 BHK units here are still available from around ₹38 lakhs to ₹48 lakhs, roughly what Navalur was pricing at two years back, with the same broad drivers — proximity to the SEZ corridor and improving road infrastructure — likely to play out over time. This is not a guarantee of the same appreciation curve, but the underlying demand pattern is comparable.

What's actually driving this

Three things are pushing OMR 2 BHK prices upward as a corridor, not just in isolated pockets. First, continued hiring at the IT parks along the corridor keeps rental and ownership demand steady even when broader market sentiment is mixed. Second, the various metro and road-widening projects planned for the OMR stretch have moved from announcement to visible construction in several sections, which tends to firm up buyer confidence and pricing well before the projects actually complete. Third, land availability for fresh layouts is genuinely shrinking in the inner stretch, pushing new supply further out — which is part of why Siruseri and Padur have seen more launch activity than Sholinganallur recently.

What this means if you're buying now

If your priority is minimising commute time to the established IT parks, Sholinganallur and Perungudi remain the choice, and you should expect to pay a premium for that. If you have some flexibility and are thinking medium-term, Navalur and Siruseri offer a reasonable balance of connectivity and price that has already proven out over the last few years. If you're comfortable with a slightly longer runway before infrastructure fully matures, Padur and Kelambakkam are where we're currently seeing the most interest from value-conscious buyers, particularly those who plan to hold for five-plus years.

One practical note: super built-up area quoted on OMR listings can vary in what it actually includes, so always ask for the RERA-declared carpet area before comparing price-per-square-foot across projects — a ₹55 lakh unit with 650 sqft carpet area is a very different deal from one with 580 sqft, even at the same headline price.

OMR's 2 BHK market in 2026 is not one market but three — an expensive, mature inner stretch, a fast-appreciating middle stretch, and an emerging outer stretch that is roughly where the middle stretch was a few years ago.
