Site Visit Checklist: What to Inspect Before Booking a Flat in Chennai

Most buyers walk through a flat, not into it

A typical site visit lasts 20-30 minutes, and it's easy to spend that time admiring the interiors while missing the things that actually matter a year after you move in. Here's what to actually check.

Before you even reach the site

Visit at two different times if the project allows it โ€” once on a weekday and once on a weekend, and ideally once during daylight and once after dark. Traffic patterns, noise levels, and how well-lit the surrounding streets are can look completely different depending on when you visit, and these are things you'll live with daily, not just admire once.

Structural and construction quality

Look at wall finishes up close, not just from a distance โ€” hairline cracks near windows or ceiling corners are common and usually not serious, but visible dampness, uneven flooring, or gaps around window frames are worth flagging. Tap on tiles gently; a hollow sound in patches can indicate poor adhesion that shows up as loose tiles later. Check door and window alignment โ€” they should close smoothly without forcing.

Water and plumbing

Turn on taps in the kitchen and bathrooms and check actual water pressure, not just whether water comes out. Ask specifically about the water source โ€” Metro Water connection, borewell, or tanker-dependent โ€” since this affects both cost and reliability long-term, particularly relevant in some of the outer OMR and Chengalpattu corridor projects still building out municipal infrastructure. Check for any visible leakage marks under sinks or around bathroom fittings.

Electrical and power backup

Confirm what percentage of load has power backup โ€” many projects only back up lights and fans, not air conditioners or geysers, which matters a lot during Chennai's frequent power cuts in certain seasons. Check the number and placement of power points in each room; retrofitting extra points after possession is more disruptive than it sounds.

Common areas and amenities

Amenities shown in the brochure and amenities actually completed on the ground can differ significantly, especially for under-construction projects. Ask specifically what's completed today versus what's planned, and get a realistic timeline for anything still pending. For completed projects, actually walk through the clubhouse, garden, and parking areas rather than taking the sales team's description at face value.

Facing, ventilation and natural light

Stand in each room and notice how much natural light comes in and at what time of day, since brochure floor plans don't convey this. East and north-facing units often get more natural light without excessive afternoon heat, which matters more in Chennai's climate than it might elsewhere. Cross-ventilation โ€” windows on more than one wall โ€” makes a noticeable difference to how the flat feels day to day.

Questions to ask the sales team directly

Ask for the exact UDS percentage and RERA-declared carpet area, not just the super built-up figure on the brochure. Ask what's included in the quoted price versus what's an extra charge โ€” car parking, club membership, generator backup, and corpus fund are commonly quoted separately and add up. Ask directly about the maintenance charge per square foot and what it covers.

The mistake most buyers make

Getting emotionally attached during the visit and skipping the second visit "because it felt right the first time" is the most common regret we hear about afterward. A second visit, ideally with a friend or family member who isn't as emotionally invested, often catches things the excitement of the first visit missed.
