Where to buy a plot or land in Chennai

Most approved plot inventory sits along the outer OMR belt and the Chengalpattu district — Thiruporur, Kelambakkam, Guduvancherry and the areas around Vandalur — where DTCP and CMDA layouts are still being released at prices roughly ₹18 lakhs to ₹60 lakhs depending on size and proximity to the main road. Plot sizes commonly start around 550 to 900 sqft in gated layouts, with larger 1200+ sqft parcels available further from the city. Guideline value at the local sub-registrar office is a useful floor price to check before negotiating.

What to check before buying a plot

Confirm the DTCP or CMDA layout approval number, that the parent title chain is clean going back at least 30 years, the encumbrance certificate, and that the layout has completed its promised infrastructure — compound wall, internal roads, EB connection and drainage — rather than only being on paper. Bank loans of up to 90% of plot cost are commonly available on fully approved layouts, which is itself a useful signal that a layout is genuine.
